Why We Operate Differently

In high-end construction, a free estimate is usually a fantasy. It ignores the invisible complexities of your site—zoning setbacks, soil conditions, and structural load. This leads to the industry’s biggest nightmare: the change order.

We do it differently. We front-load the investigation. By treating pre-construction as a paid consulting phase, we perform the destructive testing and feasibility analysis before you sign a construction contract. We absorb the risk so you don’t have to.

The Architect-Builder Partnership

We don’t compete with your architect—we complete them. While your design team focuses on aesthetics, proportions, and spatial flow, we focus on the buildability: Can the soil support it? Will the city approve it? How do we waterproof that cantilevered deck?

This collaboration begins before the first shovel hits the ground. During the Professional Services Agreement (PSA) phase, we sit at the table with your architect and coordinate with structural engineers to perform value engineering—not to cheapen the design, but to find smarter construction solutions that protect the budget without sacrificing the vision.

Throughout construction, we hold weekly site meetings with the architect to ensure every shadow reveal, every flush baseboard, and every sightline is executed exactly as drawn. We view the plans as law, and the architect as our captain.

What the PSA (Pre-Construction) Delivers

1. Feasibility & Zoning Analysis

We confirm what is legally buildable on your lot, navigating Berkeley and Marin County ordinances and setbacks. We coordinate directly with your architect to ensure the design complies.

2. Value Engineering

We work collaboratively with your design team to align the vision with your budget, suggesting structural alternatives that save money without sacrificing the aesthetic.

3. A Fixed-Price Proposal

Not a “guesstimate.” A hard number based on real subcontractor bids and site realities.
1. Discovery & Compatibility

A focused phone consultation to discuss your vision, timeline, and architectural team.

The Goal:

To ensure our values align. We only take on a limited number of projects per year.

Devon or a Senior Project Manager walks your property alongside your architect to identify site logistics, access issues, and potential red flags.

The Result:

A rough "magnitude of cost" range to ensure we're in the same financial universe before proceeding.

You sign a Professional Services Agreement (PSA). We deploy our team to perform destructive testing (if remodeling), survey the land, and coordinate with engineers.

The Collaboration:

During this phase, we hold design meetings with your architect to refine the scope and align on materials, finishes, and structural approach.

The Result:

A fully developed scope of work and a fixed-price construction contract.

Construction begins. But you aren't left in the dark.

The Final Walkthrough:

Devon, Jorge, your project foreman, and your architect conduct a thorough punch-list walkthrough to ensure every detail matches the drawings.

The Commitment:

You receive a 5-year warranty (5x the industry standard). We schedule proactive check-ins at 6 months and 1 year to ensure systems are performing perfectly.

Architectural Fluency

Most contractors see a set of plans as “instructions.” We see them as “intent.” Our project managers have backgrounds in design, meaning we understand why a shadow reveal matters. We don’t value-engineer the soul out of your home—we find smarter ways to build the vision.

Financial Certainty

Construction horror stories usually start with “time & materials” contracts. We prefer a fixed price. Because we do the hard work in the PSA phase, we can commit to a number. If we miss something in our scope, that’s on us, not you.
